Pinnacle Real Estate Fund

Pinnacle formed Pinnacle Real Estate Fund I with the primary objective of establishing an investment vehicle to acquire, manage, lease and sell income producing commercial real estate properties in the metro Atlanta, Georgia region.

The Fund intends to achieve its business objectives through the following key criteria:

  • Structuring transactions to mitigate risks.
  • Increasing revenues at each of the properties.
  • Utilizing a centralized management to reduce overhead and expenses.

The Fund will target assets with the following characteristics:

Acquire Proven, Positive Cash Flow Properties

  • The Fund is not interested in acquiring risky ventures or development deals where “you build it and hope they come”
  • The Fund is focused on improving cash flow through increasing occupancy and lease rates
  • The Fund plans to invest in existing properties, located in stable markets, that are producing free cash flow after debt service
  • These criteria will provide the Fund with a solid foundation for profitable growth

Preference for Properties with Below Market Rent and Vacancy

  • The Fund will seek to acquire properties that are at 60% to 85% occupancy at the time of acquisition, or have tenants whose current leases are well below comparable market rates
  • This criterion will provide the Fund with significant upside opportunities with each property

Acquire ‘B’ or ‘C’ Class Assets Primarily in secondary Markets

  • These properties are the untapped, undervalued opportunities in the market
  • Class ‘A’ “Trophy” buildings typically get the most attention. By seeking these ‘B’ and ‘C’ class assets, the Fund will have many more opportunities to acquire properties at less than market value and achieve greater returns for its investors

Seek out Properties Suffering from Absentee Management

  • A significant number of properties in the asset classes the Fund plans to acquire suffer from a lack of management time and attention
  • The Fund and the Manager will bring proven management techniques to each asset within the Fund
  • Through active management and marketing of each property, the Manager expects to bring each property to full occupancy and maximize rents from existing and new tenants
